Welcome to Synergy!

Thank You for visiting our new blog page!

My name is Georgia Leon and I have over 15 years of experience in all phases of real estate – buying – selling – investing – multifamily and commercial. I started my career in apartment management and then went into corporate real estate for many years. As I climbed the ladder, I felt a growing urge to work directly with the consumer. Eventually, that urge became overwhelming, and I left corporate real estate to open my own brokerage firm.
Since starting my brokerage, I have found a great deal of success  in investment homes, listing new homes and helping buyers find their dream home. In addition, as a real estate investor myself, I have purchased, renovated and sold investment homes in the Greater Puget Sound area. This experience has proven to assist my clients in viewing real property as a long-term investment. Beyond my experience, I also have the right kind of insight about my clients and their needs, so I can quickly zero in on the best way to meet their goals.  Buying a home is a big decision, and I am there every step of the way to ensure my clients’ success.

7 Staging Tips to Sell Your Home Fast!

If you are planning to put your house on the market, it goes without saying that you are hoping to sell your home as quickly as possible and get your asking price. Set the stage for success with these quick and easy tips to see results–fast!

1. Boost Curb Appeal!

  • Power wash siding and walkways
  • Hang easy-to- read house numbers
  • Plant blooming flowers and fresh greenery
  • Mow lawn, and reseed or add fresh sod as needed
  • Repaint or stain the porch floor as needed

2. Welcome Home Mat

Even if you have only a tiny stoop, make it say “Welcome Home” with a clean doormat, one or two pieces of neat porch furniture. Keep your porch lights on in the evenings, in case potential buyers drive by.

3. Touch Up Your Front Door

The front door is a focal point of your home. Freshen it up with a new coat of paint. If you want a door that really pops, pick a bright bold color that instantly draws eyes to your home. Your door and front porch design should reflect the style of your home, so pick a color that complements what people will see when they walk inside.

4. Sparking Clean
From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle. This is the easiest way to help your home put its best foot forward. You may want to hire pros to do some of the really tough stuff, especially if you have a large house. Don’t skimp –this step is key!

5. Styling Your Home
If you are serious about staging your home, all clutter must go, end of story. It’s not easy, and it may even require utilizing offsite storage temporarily, but it is well worth the trouble. Clean and clear surfaces, floors, cupboards and closets equal more space in the eyes of potential buyers, so purge anything unnecessary or unsightly. One homeowner utilized their moving boxes by putting a mattress pad over boxes and a sheet over to make a bed, no one will know! Making sure to style your home based on the needs of those seeking a house in your neighborhood.

6. Entice People To Explore

By placing something that draws the eye at the top of the stairs, in hallways or in corners, you can strike curiosity in potential buyers keeping them interested throughout the whole home tour. A piece of artwork, a painted accent wall, a window seat, a vase of flowers, a hanging light or even a small, colorful rug can all work to draw the eye.

7. Create a Lifestyle People Are Looking For
Generally speaking, you want to play up what your neighborhood or area is known for. Have a house in a quiet, grassy suburb? Hanging a hammock in your backyard and a bench swing on your porch could be the perfect touch.

Things to Consider When Buying a Home

Before deciding which house to buy, think about your lifestyle, your current and anticipated housing needs, and your budget. It’s a good idea to create a prioritized list of features you want in your next home – you’ll soon discover finding the right house involves striking a balance between your “must-haves” and your “nice-to-haves.”
To start, consider your lifestyle. If you love to cook, you’ll want a well-equipped kitchen. If you’re into gardening, you’ll want a yard. If you’re planning your office at home, you may want a room for a separate library or work space. If you have several cars, you may require a larger garage.
Next, think about what you might need in the future. As you consider your housing needs, it’s important to consider how long you may live in your home. If you’re newly married, you might not be concerned with a school district right now, but you could be in a few years. If you have aging parents, you may want to look at homes that offer living arrangements for them as well as you. It’s important to think about your new home’s location just as carefully as you do about a house’s features. Location is a huge part of any move. In addition to considering the distance to work, you need to evaluate the availability of shopping, police and fire protection, medical facilities, school and day-care, traffic and parking, trash and garbage collection, even recreational facilities.
Perhaps the most important decision is deciding on the type of home you want. Do you want a condominium or a co-op? A town house or a detached single-family home? Do you want brick, stone, stucco, wood, vinyl siding, or something else? Do you prefer a new home or an older one?
Through all of this, make sure to talk to your real estate professional about where you want to live. While more buyers now use the Internet to gain access to listings, or available properties for sale, it is still a good idea to use an agent. The agent brings value to the entire process: he or she is available to analyze data, answer questions, share their professional expertise, and handle all the paperwork and legwork that is involved in the real estate transaction.
